COLDWELL BANKER REAL ESTATE SURVEYS 1,000 MEN AND WOMEN TO DISCOVER GENDER DIFFERENCES IN THE HOME-BUYING PROCESS

 Survey Finds that While Couples Make Real Estate Buying Decisions Together, Women Make Up Their Minds Significantly Faster than Men PARSIPPANY, N.J. (August 17, 2009) – It often seems as though men and women are from different planets, but every day millions of couples navigate through day-to-day and even life-altering decisions. Because a home is the biggest purchase most people will make in their lifetime, Coldwell Banker Real Estate LLC surveyed 1,000 individuals to discover how much men and women differ in the home-buying process. The real estate company engaged a third-party research firm, International Communications Research (ICR), to delve into the innerpsyche of men and women, asking questions such as “How long did it take for you to know that the last home you purchased was right for you?” and “If you found the home of your dreams but had concerns about its security, would you still be interested?” Coldwell Banker Real Estate also surveyed couples on additional topics, such as “Who wears the pants in the relationship?” when it comes to making major financial decisions. “The results were surprising,” said Diann Patton, the Coldwell Banker consumer real estate expert. “Not only did we uncover some of the inherent differences between men and women, but we also pinpointed a number of ways that the two genders are actually the same. For example, both men and women are increasingly concerned with having a space to work in their homes – something we would not have seen 40 years ago.” She continued, “We also found that feeling insecure about a home’s safety is a deal-breaker for most people, regardless of gender.” Patton noted this topic is particularly timely given that many first-time homebuyers are hoping to take advantage of the $8,000 tax credit before it expires on December 1, 2009. Below are some key highlights from the Coldwell Banker Real Estate study: Women may be inclined to make up their mind more quickly than men … When asked how long it took before they knew their home was “right” for them, almost 70 percent of women had made up their mind the day they walked into the house, vs. 62 percent of men. Conversely, significantly more men needed two or more visits: (32 percent of men vs. 23 percent of women). Women would rather live closer to their extended family than to their job … 55 percent of women find it more important to be closer to their extended family (those that do not live in their household) than to their job, compared to only 37 percent of men. A home’s security is a deal-breaker for both men and women … 64 percent of women said that if they found the home of their dreams but had concerns about its security, they would no longer be interested. More than half of men agreed (51 percent). Couples say that no one “wears the pants in the relationship” in terms of major financial decisions … When asked who wears the pants in the relationship (when it comes to major financial decisions, such as purchasing a home), almost 70 percent of respondents living with their significant other said it’s actually mutual. However, 23 percent think that they, themselves, wear the pants in the relationship, not their partner. More men than women said this (26 percent vs. 20 percent, respectively). Men and women agree on how they would use a spare room, for the most part … When the respondents were asked how they would use an extra 12 x 12 room if it could be anything they wanted, men and women agreed on the top three most popular, and very practical, responses: Bedroom: 25 percent Office/Study: 15 percent Family Room / Den: 11 percent However, men really do want a “Man Cave”… Interestingly, out of the 8 percent who indicated they would turn that spare room into an entertainment center, it was a preponderance of men leading the charge. In fact, four times as many men as women said they would use the extra space for recreation / entertainment. In addition to providing background on the survey results, Patton is able to offer tips for couples who are currently going through the process of buying a home. “These results further validate how critical it is for couples to recognize each other’s differences and work together, from deciding a neighborhood to how to use a spare room,” she said. “Online tools and the expertise of a real estate professional can be particularly helpful for couples, especially if they work together step-by-step along the way.” Methodology: Coldwell Banker Real Estate engaged ICR to conduct an omnibus survey via telephone in May 2009, among more than 1,000 respondents.

Home Sales Increasing

I want to take a second to tell everyone who’s thinking about buying a home, to act on it! The foreclosures are disappearing quickly from our market in Mooresville, NC. In fact, they are quickly disappearing from our whole area!

For the past 2 weeks, everytime I start the process of presenting an offer, the home is already under contract! Very frustrating! But that is a good sign, too. Once the foreclosures are gone, home values will start to rise.

Except for luxury homes, Mooresville home values only dropped slightly. Our market only slowed down and never really stopped, like other areas of the country.  Low ball offers don’t really work here. People watch a lot of news. They think you can get phenomenal deals because thats what’s happening in Michigan, Nevada and Florida, etc…(according to the news). Don’t forget, news concentrates on the negative.

In the past two weeks, my business has been crazy busy! I am thankful!

So, if you’re thinking of buying a home, talk to your favorite lender. Get a pre-approval letter. If you wait until you find a home to do this, chances are the home will be gone when you finally have your letter. You must have this letter if you want to make an offer on a foreclosure – unless you’re paying cash.

Facing Foreclosure?

The following is information from The North Carolina Housing Finance Agency and the State of North Carolina Commissioner of Banks

Facing Foreclosure? North Carolina has FREE resources to help you.

The NC Housing Finance Agency administers the Home Protection Program that may be able to provide a bridge loan if you have lost your job due to changes in the economy. Participating counseling agencies will help determine if you are eligible for assistance, help you apply, and may be able to secure a stay-of-foreclosure while your application is being reviewed.

The Agency also supports local counseling agencies that can help whatever the reason for foreclosure. They can work with your mortgage company at no cost on a possible repayment plan or loan modification.

The Office of the Commissioner of Banks reviews sub-prime loans that closed in 2005, 2006 and 2007. They connect homeowners facing foreclosure with local counselors that may be able to help you renegotiate the terms of your loan or get legal assistance.

You don’t have to lose your home. A certified counseling agency can help you save your most important asset and get your finances back on track.

If you’re having trouble paying your mortgage:

Talk with your mortgage company. When homes go into foreclosure, mortgage companies lose money. They can sometimes offer ways to help you.      Contact a counseling agency. A counselor can explain the law and your options, and help you review your budget. A list of counseling organizations that can assist you at no cost is shown (below).     Open all mail from your mortgage company.  The notices may offer good information to help you avoid foreclosure, or may notify you of pending legal action.   Avoid companies that offer help for a fee. You don’t need to pay for help.     Beware of scams. If someone claims they can stop your foreclosure immediately if you sign a document appointing them to act on your behalf, you may be signing over the title to your property.    Contact the Office of the Commissioner of Banks if you believe you have been the victim of predatory lending.

Lake Norman Real Estate Market

Pulse of the Real Estate Market

Buyers have advantage now, but turnaround seen for sellers.

Here’s the reality of the real estate market in the Lake Norman area: Shoppers, you couldn’t find a better buyer’s market. Now is the time to commit. Sellers, hang in there. It’s predicted to improve after the first of the year.

The Lake Effect

Abigail Jennings, president of Lake Norman Realty, says, “The state of the Lake Norman real estate market is remarkably strong, considering the current economic climate. Although sales are down here, as they are nationwide, fortunately we have not experienced the actual statistical depreciation seen in so many other markets.”

Ideal for Buyers

Bob Hecht of century21 Hecht Realty says that, for now, buyers control the market. “I’ve been in the real estate business in the area for 37 years and have never seen a better buyer’s market.” He adds, “Interest rates are low, prices are not inflated and are dropping with many sellers, there is a large inventory to choose from, and banks will give you a loan if you have some funds and good credit.”

The brokers note that this also is a great time to buy investment property.

Strategies for Sellers

Julie Jones of the Julie Jones Team, points out, “As you can see, the hit you may take on selling your home should be a wash with the great deal you get on your purchase.”

And when interest rates inch up, shoppers may be more inclined to buy. “That usually gets our buyers off the fence,” Jones says.

Looking to the Future

Referring to the market, Hecht says, “…honestly feel like we will see some movement by next spring.”

Sellers must be aggressive if they are to be competitive.    

“Your house must be ready for showings at all times,” Hecht adds. “…your buyer may be driving by with his/her agent and your house just jumps out. Be ready.”

UPDATE: I heard on Good Morning America (2/24/09) that a good delay tactic is to ask the bank for the original note. They have so many that it could take months before they find yours, which might be enough time for you to get back on your feet.

Letter to Sellers in a Down Market

 

 

 

 The following letter was written by our Company’s owner, Mr. Bob Hecht, to our seller clients during a slow housing market. I put it in my blog because I feel it is helpful to all.

 

July 25, 2008

 

 

To Our Sellers:

 

I’m sure you have read and heard more about our current economy and the national housing market than you care to know about!  This letter is being written to give you important information about our local market, what we are experiencing and how we plan to achieve our objective of securing a buyer for your property. 

 

Yes, it is true we are in a buyers’ market.  Foreclosures have hurt the sale of homes, condos and properties, the inventory levels are much higher than last year and houses are not selling at the same pace they were 12 months ago.  In our local area, we have seen some decreases in the number of homes and properties sold, but are fortunate that prices are holding steady in comparison to other areas of the country.  Many of the buyers being relocated from other areas cannot sell their current homes and cannot purchase here until that house does sell.  That’s the bad news.

 

The good news is interest rates continue to remain at low levels, and those serious buyers in the market have favorable options and conditions to secure a mortgage.  If your house is priced correctly, staged correctly and marketed correctly, that buyer should choose your property over the competition and our objective above has been achieved.

 

Many buyers are holding back, but they are not the only ones waiting in today’s housing market.  There are sellers postponing putting their houses and properties on the market because they are convinced that now is not a good time to sell.  They would prefer to wait for a better market.

 

Waiting could be risky if you need to make a move within the next year or so.  Most areas of the country are mired in a slow market where sellers are finding it difficult to sell, at least at a price they would be willing to accept.  There is no guarantee that if you wait to sell, the market will be any better than it is now, at least in the short term. 

 

However, the market isn’t slow everywhere.  Even though the overall market might be soft, there can be pockets that are hot.  The hot spots need not necessarily be a specific location; they can be a certain type house within a location.  Your agent has the statistics for our market and will share those with you so you will have the same facts that we evaluate on a regular basis.

 

This letter is being sent to each of our clients to discuss the importance of pricing and staging in attracting a buyer for your property.  The management and marketing team at Century 21 Hecht has been working on different marketing ideas and feel we can and will offer the best marketing possible for your property.  The Internet is very important and we have your property exposed on as many sites as possible; this is supplemented by our print advertising campaign, as well as the “normal” real estate marketing avenues.  We have the marketing under control, but continuously review it for additional opportunities.

 

Staging is simply defined as your house “putting its best foot forward” and needs to be completed if not already, so your house shows the best possible.  Staging normally involves removing clutter and cleaning throughout, painting where needed, touching up landscaping where needed and basically making sure you are ready to really impress that potential buyer. Your agent can help with this and should go through your house with you.  You should have already received our booklet titled “Advice to Help Sell Your Home.”  If not, your agent can provide that as well.

 

Pricing is very important in our current market.  If you are serious about attracting a buyer and selling, you must be priced to beat your competition.  Our agents know how to calculate the rate of absorption of listed properties into the market, and can guide you through the process to see how many months inventory there is for your area, and from there you can choose the correct price.  Pricing has to be updated minimally every 30 days, if not sooner so you can remain competitive.  You want your property to sell for as much as possible, and we want that for you also but unless your house is priced where it should be, the buyers will not be attracted.

 

If your house has been on the market more than 60 days and you have not had the number of showings you and your agent expect, and you have not had a serious inquiry, there is a problem with the price.  We are trained to do the proper research of the market and compare your house with others that have sold, and can recommend where you should be priced.  

 

The asking price is solely your decision, and we respect that.  Once you and your agent cover current market conditions and a new market analysis is completed, you may decide to adjust your price or you may choose to keep the price as it is and not sell at this time.  We feel the market will improve over time, although at this point no one can accurately predict when the market will turn.  Real estate is cyclical and at some point, we will move more toward a seller’s market.

 

Please consider the statistics and information contained in this letter, analyze your motivation toward finding a buyer and contact your agent to set up a meeting.

Selling in this market is not easy.  But, sellers and agents who understand the market can do well selling today.  They must be realistic about what they need to do to prepare their home for sale.  Property condition is more important to buyers today than it was several years ago.  And, the current market is extremely price-sensitive.  There is no margin for error when it comes to pricing.
